The more buyers who see your home, the better it sells.

Exposure is the strategy. A launch plan built to put your home in front of more qualified buyers means more showings, stronger competition, and better offers to choose from. Every listing gets professional photography as standard, with drone, video and premium Zillow placement matched to your home, reaching local buyers and Fort Drum families shopping from wherever they are stationed. Experience is the advantage: the strongest listing record in Watertown, at fees that are published and free of admin charges.

What the #1 claim actually measures

The #1 figure is listing-side production in Watertown, measured through NNYMLS from January 2020 to September 2026: 117 homes sold on the listing side, $21M+ in listing-side sales, as of September 2026. It counts only the side of the sale where Jeremy represented the seller.

That is separate from the 530+ career sales figure, which is Jeremy's total career sales across both sides of transactions. The two numbers measure different things and are not added together.

Why sellers list with Motivated Realty

Plenty of companies will list your home. What happens next is what separates them: how many buyers see it, how well it is presented, how the launch is timed, and who is negotiating when offers come in. That is where this brokerage is built to win.

1

Exposure is the product

Every service on this page exists for one reason: to get your home in front of more buyers, and better buyers. Photography that stops the scroll, drone and video that show what still photos cannot, premium placement on Zillow where most buyers start, and reach to Fort Drum families shopping from another state. More qualified eyes means more showings, more competition, and a stronger position when offers arrive.

2

The record behind it

Jeremy Briggs has been the #1 list-side agent in Watertown since 2020, with 117 homes and $21M+ sold on the listing side, a Top Producer Award every year since 2015, and 530+ career sales. Exposure gets buyers in the door. That record is what turns interest into the strongest outcome at the closing table.

3

Low fees, real value

Our commissions are lower than most, published in full on this page, with no admin fees added at closing. Sellers keep more of their equity while getting a full launch plan and the area's top listing broker working their sale. What your home sells for matters most, and the fee should never eat the gain.

What comes with a listing

Your home's first showing happens on a phone screen, not at your front door. In the National Association of Realtors 2025 Profile, 52% of buyers found the home they bought online, and 81% of online searchers rated photos the most useful feature on a listing page. Every listing here is built for that first showing. Source: NAR 2025 Profile (PDF)

A bright, professionally photographed living room with large windows and natural light

1. Professional photography

Phone photos make rooms look small, dark and crooked. A professional shoots with the right lenses and lighting, edits for true color, and gives a buyer a reason to stop scrolling and book a showing. Photos are the feature buyers rate most useful, so this is where the marketing starts.

  • Full interior and exterior shoot, edited and listing-ready
  • Bright, straight, true-color images for the MLS, Zillow and every major site
  • Twilight or hero exterior shot where the home calls for it
What the research shows Pro photos: about 3 weeks faster, and $3,400 to $11,200 more

Redfin found professionally photographed homes around $400,000 sold about three weeks faster, and sold for $3,400 to $11,200 more relative to list across the $200,000 to $1 million range. VHT Studios found pro-photo listings sold 32% faster. Photos do not sell a home alone. They get buyers to show up.

2. Drone photography, matched to the property

Some homes sell on what is around them: acreage, a big lot, waterfront, a view, privacy. None of that shows from the sidewalk. Where the setting is part of the appeal, we add drone photography to show the whole property and the lot in context, so a buyer understands it before driving out. For Fort Drum buyers deciding which homes are worth a trip, that view can be the difference between a save and a scroll-past.

  • Aerial stills of the home, lot and surrounding area
  • Especially valuable for land, acreage, waterfront and large or unusual lots
  • Helps out-of-area buyers understand the setting before they travel
What the research shows When land and location are the selling point, buyers cannot value what they cannot see

Peer-reviewed research on listings offering drone video or a 360-degree tour found more buyers arriving, a higher probability of sale, and stronger prices. The principle is simple and local: if your lot, land or location is a reason to buy, aerials put that reason on screen in the first three seconds.

3. Video walkthrough, matched to the property

Photos show rooms. Video shows how a home lives: the flow from kitchen to living room, the size of the yard as you walk it. The bigger win in Watertown is reach. Fort Drum families on orders shop weeks before they arrive, and a real walkthrough lets them tour seriously from wherever they are stationed, so the buyers competing for your home are not limited to whoever is in town that weekend.

  • Filmed walkthrough of the home, inside and out
  • Built for relocating and out-of-area buyers, including PCS families
  • Helps buyers screen in the right home and come ready to offer
What the research shows Tours cut time on market from 34 days to 19 days in a study of about 43,000 listings

Video is a speed and reach tool: it gets the right buyers through your home sooner, including buyers who cannot be here in person yet. That is exactly the buyer pool a Watertown seller needs, because so much of it is relocating.

4. Zillow Showcase, matched to the property

Most buyers start on Zillow, where a standard listing gets a standard slot. Showcase is Zillow's premium treatment: priority placement in search, scrolling high-resolution photography, a virtual tour and interactive floor plan, targeted emails to buyers, and a distinct tag in search and on the map. Zillow caps it at a small share of listings in a market, so a Showcase home stands apart on the same screen.

  • Priority placement on Zillow, where most local buyers start
  • Interactive floor plan and virtual tour built into the listing
  • Targeted buyer emails and premium presentation on search and map
Zillow's own data Showcase listings averaged 84% more views, 77% more saves and 93% more shares

Zillow also reports Showcase homes were 10% more likely to go pending in the first 14 days and sold for about 2% more than similar non-Showcase listings nearby. On the site where most local buyers start, that is a head start most listings never get.

5. A dedicated website for your home

Available as an add-on, a branded single-property website gives your home one web address that is only about your property. Photos, video and details live together in one place, easy to share in social posts and messages to buyers and agents.

  • One dedicated web address for your home only
  • Photos, video and property details together in one shareable place
  • Branded Motivated Realty presentation, with nothing else on the page

And the work behind the marketing

Media gets attention. These are the parts sellers often do not think to ask about, and they decide whether that attention turns into an offer.

Your launch plan, not just a listing

Most homes get listed. Fewer get launched. A launch treats the first two weeks as the main event, because that is when your home is new to every buyer watching and competition is most likely.

Before

Price, prep, and a plan for your home

We price from real local sales, walk the home for the prep that actually pays back, and match the media to the property: photography always, plus drone, video or Showcase where they will move the needle for your home specifically. You know exactly what your launch includes before you sign.

Launch week

Maximum exposure, all at once

Your home goes live across the MLS, Zillow, Realtor.com and the major sites together, timed to the weekend showing window, with premium placement where it is included. Relocating and Fort Drum buyers see the same launch at the same time as local buyers, from wherever they are.

While listed

You always know where you stand

Every week you get a plain update: how many buyers viewed and saved your home online, showings and feedback, how similar homes are doing, and what we are adjusting. No chasing your agent for news. When offers come, you get a clear comparison and a broker who has negotiated hundreds of these.

What most sellers do not think to ask, and should

After hundreds of sales, these are the questions that separate a strong sale from an average one. Ask any agent you interview, including us:

  • "What is your distribution beyond the portals?" The MLS feeds Zillow for everyone. The edge is everything on top of that: premium placement, relocation audiences, buyer and agent outreach, and follow-up with everyone who viewed or saved the home.
  • "How will we use the first two weeks?" Attention peaks at launch and fades. Pricing, timing and media should all be aimed at that window, not spread thin over months.
  • "What will you tell me every week, in writing?" Views, saves, showings and feedback are the early warning system. If the market is pushing back on price or condition, you want to know in week two, not month two.
  • "How does buyer-agent compensation affect my exposure?" Since the 2024 settlement changes, what you offer the buyer's side is a marketing decision as well as a cost. We will walk through the options and the trade-offs before you decide, in plain numbers.
  • "Which prep actually pays back here?" In Jefferson County, the wins are usually decluttering, light, paint and small repairs buyers photograph well, not a kitchen remodel. Spend where buyers can see it.

One note on the numbers on this page

Every statistic here is labeled with its source, and we only use figures we can trace to a real study or dataset. Marketing research shows associations, mostly for speed and exposure, and no honest agent can guarantee a faster sale or a higher price for a specific home. What we can guarantee is the work: the launch plan above, a price grounded in real local sales, and the record at the top of this page doing the negotiating.

Selling on a Fort Drum timeline

PCS orders do not wait for the market. If your report date sets the deadline, the sale gets planned around it from the start, not adjusted later.

Straight answers

Is the commission negotiable?

Yes. Commissions are always negotiable. The tiers on this page are our standard published listing-side fees, so you start from a known number instead of a mystery. If your situation is unusual, talk to us about it before you sign anything.

Can I find a cheaper agent?

You can find a lower fee. The question worth asking is what comes with it. A listing fee is one side of the math; what your home sells for, and how quickly, is the other, and it is usually the bigger number. Our position is simple: a low, published fee, a full launch plan built for exposure, and the #1 list-side record in Watertown doing the negotiating.

Does the fee change if a referral network sent me to you?

It can. When a listing comes through a referral network, a referral fee is due to that network when the home sells, so the listing fee on those sales is different from the standard fees published above. We will give you the exact fee up front, before you sign anything.

Are there really no other brokerage fees?

Correct. No admin fee, no transaction fee, no compliance fee from Motivated Realty. The listing percentage is our whole fee. Normal closing costs that are not brokerage fees, such as transfer tax, attorney fees and recording fees, still apply as they would with any sale.

Does every home get drone, video and Zillow Showcase?

Professional photography is standard on every listing. Drone, video and Zillow Showcase are matched to the property, where they will genuinely help it sell: drone where the lot, land or location is a selling point, video where the layout and relocating-buyer reach matter, Showcase where premium Zillow placement gives you an edge. You will know exactly what your launch includes before you sign. A branded dedicated website for your home is also available as an add-on.

What happens in the first two weeks after we list?

That is the window we build everything around. Your home launches across all the major sites at once, timed to the weekend showing window. You get a weekly update with online views and saves, showings and buyer feedback, and our read on whether the market is responding. If buyers are pushing back, you hear it early, with options, while there is still time to adjust from a position of strength.

How will I know how my sale is going?

You will not have to ask. Every week while you are listed you get a plain written update: views and saves online, showings and feedback, what similar homes are doing, and anything we recommend adjusting. It is the same information we are watching, shared on a schedule.

Do you work with Fort Drum and PCS timelines?

Yes. Military relocation is a core part of this practice. Video, when used, helps for that reason: your next buyer may be shopping from another post, and your own timeline may be set by orders, not by the market.

What happens if my home does not sell?

First, we look at the evidence together: views, saves, showings and feedback usually point to price, condition or timing. Then you choose the next step, whether that is a price adjustment, fixing what buyers keep flagging, or pausing and relisting later. If the listing term ends without a sale, you owe no listing fee. The fee is only paid when your home sells.

What happens if showings are limited?

Low showing traffic is information, not a dead end. We check how the listing is performing online, compare it with similar homes that are getting showings, and adjust what we can control: price, presentation, or how the home is being reached by relocating buyers. You will see the numbers in your weekly update either way.

How are price reductions handled?

Deliberately, not in a panic. If the market is pushing back, we will show you the data behind a recommendation, agree on the new price together, and time the change so it gets fresh attention from buyers and saved searches. A reduction made early, from a position of strength, usually works better than small cuts spread over months. Nothing changes without your approval.

What happens if I get a low offer?

A low offer is still an offer, and it is often the start of a negotiation rather than the end of one. Jeremy will walk through the full picture with you, price, terms, financing and contingencies, and counter where it makes sense. You decide what to accept. Nothing is accepted or rejected on your behalf.

How are inspection and appraisal issues handled?

They come up on many sales and they are manageable when they are expected. Before listing, we talk through the items an inspector or a VA or FHA appraiser is likely to flag, so you can fix small things early or price with them in mind. If an issue comes up under contract, we work through the options, repair, credit, or price adjustment, in plain numbers before you decide.

Will Jeremy personally be involved in my sale?

Yes. Jeremy is the broker and the listing agent. He prices your home, builds the launch plan, handles offers and negotiation, and sends your weekly update. You are not handed off to a team member you have never met.

What if I need to sell quickly because of military orders?

Then the timeline drives the plan. We price and launch to create competition early, use video and remote showings to reach buyers who are not in town yet, and coordinate paperwork and closing remotely if you have to leave before the sale closes. Tell Jeremy your report date at the first conversation and the plan is built around it.

What if I want to cancel my listing agreement?

Talk to Jeremy first. If something is not working, he would rather fix it or part on good terms than hold a seller who wants out. The specific terms are in the listing agreement you sign, and Jeremy will go through them with you before you sign, so there are no surprises later.

The listing fee: published, and no admin fees

Exposure and the record are why you list with us. The fee is simple: one published percentage, set by your home's final sale price. Commissions are negotiable, and this is our standard listing-side fee.

Final sale priceListing fee
$600,000 and up2%
$300,000 to $599,9992.5%
Under $300,0003%

How to read the table: the tier is determined by the final sale price, and the percentage is applied to that final sale price. The core work is the same whatever the price: the same pricing guidance, photography, launch and negotiation. Drone, video and Zillow Showcase are matched to the property.

No admin fees. The percentage is the whole fee.

Many brokerages add an administrative, transaction or compliance fee on top of the commission at closing. We do not. When we say 3%, we mean 3%. There is no second line for our office anywhere on your closing statement.

What about the buyer's agent?

The fee above is our listing-side fee only. Buyer-agent compensation is separate, optional and negotiable. You are not automatically required to pay it. Whether to offer it, and how much, is a decision we make together before listing, based on your home and the current market, because it can affect how many buyers see and consider your home.

What if your listing comes to us through a referral?

The fees in the table are our standard listing fees. If your listing arrives through a referral network, a referral fee is due to that network when your home sells, so referral listings carry a different listing fee. We will tell you the exact fee up front, before you sign anything, so there are no surprises.
